Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Water-repellent grey sand means uneven lawns if coverage is patchy; regular retic checks plus wetting-agent treatment address the two usual causes together.

Three pipe leaks found across a Leeming system
In March 2026 our technician tested all six stations on a Leeming reticulation system and worked through what turned up. There were three leaks to fix, one in the PVC pipe and two in the poly. Two sprinklers were replaced alongside the PVC repair, and a blocked nozzle was swapped out.
Some of the work was about coverage rather than faults. Another sprinkler and two nozzles were replaced to spread the water more evenly, micro riser sprays were added, and eight micro sprays were replaced. A blocked nozzle is a common cause of a dry patch: the station runs its full time, but that one spot never gets its share.
