Sand over limestone: what it means for your retic
Soil — Spearwood sands. Sand over limestone drains rapidly and can turn water-repellent in summer — wetting agent plus shorter, more frequent cycles is the standard fix in this belt.
Groundwater & bores. Groundwater under this part of the coastal plain is generally accessible, so a garden bore (new or revived) is a practical way to water without paying scheme rates. Water Corporation's roster and winter sprinkler ban still apply to bores.
Rainfall — about 718mm a year. Annual rain near 718mm and strongly seasonal (~79% May-Sep at Perth Metro); the practical schedule is full summer duty, tapering shoulder seasons, sprinklers off 1 June - 31 August.

Three dead coils and one clean cut
A Nollamara system came in as 'controller works, retic doesn't'. Testing showed something odd: station 1 appeared to be running three coils, and not one of them gave an ohms reading — while the master valve tested healthy. Three solenoids all failing at once is close to unheard of, so instead of ordering three new valves we kept asking why.
The answer was a clean cut through the multicore cable, right where a new fence had gone in. We located the master valve and the station 1 solenoid, replaced both valves, then rewired the run properly — multicore in conduit along the retaining wall, out of the garden bed where the next contractor's shovel can't reach it. Full system check run, everything working.
A veggie patch, a lemon tree and one garden tap
Not everything needs a new controller. For one Nollamara backyard we kept the existing tap timer, reprogrammed it, and built the watering around it: 20mm PVC pushed under the paving, 19mm poly out to the growing areas, pressure-compensating spray stakes on the lemon tree and both raised veggie planters, and side sprays for the pots under the alfresco. The old two-way tap manifold was leaking, so that was replaced while we were there. One station, one timer, everything watered.

That looks like valve pits located and dug open, one solenoid replaced and its neighbour stripped, cleaned out and rebuilt, broken pit wiring rewired and left tidy, micro jets, risers and nozzles renewed, leaks to poly and PVC repaired, controllers adjusted — then the same standard again next cycle. Local reticulation questions
Yes — a garden tap and a timer will do it. In Nollamara we've run 20mm PVC under paving and poly out to raised planters, put pressure-compensating spray stakes on a lemon tree and veggie beds, and side sprays on alfresco pots, all off the existing tap timer. Small systems, properly built, work for years.
We handle it. Coordinating tenant access is routine for us: we book times with tenants or property managers, leave a note and arrange a return visit if access falls through, and report the completed work back to you with the job record.
Yes, no prior approval needed. Nollamara is in the City of Stirling. Ideally your waterwise verge won't need a permanent irrigation system once established. If you do require irrigation, sub-surface drip irrigation is recommended.
A controller repair isn't quoted: book the visit and it's diagnosed and fixed on site. An upgrade, say to Wi-Fi, can be quoted without a visit: tell us if your controller is hardwired or plugs into a power point (a photo helps). If it needs an electrician, we arrange one.
