Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Fertile but heavy ground: winter waterlogging and summer surface sealing both happen here. Cycle-and-soak scheduling plus sensible zoning handles both.
Groundwater & bores. Groundwater access is patchy on this heavier ground; neighbours' bore experience is a useful guide and a proper assessment settles it. Otherwise, efficient scheduling and weather-based control keep scheme watering lean.
Rainfall — about 775mm a year. Averages about 775mm a year at the Gosnells City gauge with roughly 79% falling May-September — so the controller should step down through autumn and observe the 1 June - 31 August sprinkler switch-off.

Why the Maddington lawn station runs for 50 minutes
A Maddington installation left a specific instruction behind, and it explains something useful about run times. The lawn station needs 50 minutes and the garden station 15 — a more than threefold difference on the same property.
The reason is the nozzles. The lawn runs MP Rotator nozzles, which apply water far more slowly than conventional sprays, so they need proportionally longer to deliver the same depth.
Set both to the same time and either the lawn is starved or the garden is drowned. The site has no power to the controller, which was flagged in advance and needs an electrician to resolve before the schedule can be loaded at all.
The new turf was watered in by hand for about an hour across the installation to carry it until the system is running.

Local reticulation questions
Yes, no approval needed. Maddington is in the City of Gosnells. Any reticulation, including water pipes and sprinklers are to be laid beneath the surface of the verge and must not protrude above the lawn or garden surface when not in use.
It depends on your exact spot — groundwater access around Maddington varies, sometimes street to street. We can assess your block's suitability, and if a bore doesn't stack up, a well-zoned scheme-water system with matched nozzles is the next best water saver.
