Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Leached grey sand with almost no clay or nutrient holding; it turns non-wetting in summer, so soil wetters and a well-programmed controller earn their keep here.
Groundwater & bores. Groundwater under this part of the coastal plain is generally accessible, so a garden bore (new or revived) is a practical way to water without paying scheme rates. Water Corporation's roster and winter sprinkler ban still apply to bores.

A faulty bore pump in High Wycombe
A High Wycombe site had bore-supplied reticulation that was not working at all. Our technician located the bore and the pump, and testing identified the pump itself as faulty.
It was disconnected ready for removal. A second component also needs replacing: the pump start contactor, which is the switch that actually energises the pump when the controller calls for water.
A failed contactor and a failed pump present the same way — nothing runs — so it is worth establishing which before ordering parts, and here both needed attention. The work was scoped and reported before proceeding rather than carried out and invoiced afterwards.
On bore systems the pump is the single most expensive component, so confirming what has failed, and what it will take to put right, belongs in front of the decision rather than behind it.
Weathered poly and broken gear drives in High Wycombe
Diagnostics at the controller of this High Wycombe home, in August 2025, showed the wiring to every valve was in order. On the lawn, three PGJ gear drives had broken off at the base, so our technician replaced them, then tested and adjusted them to give the area full coverage.
The other stations were harder going. Their poly pipe had burst in several places and weathered to the point where sections needed replacing. One garden station runs 15 rigid risers with 15-foot nozzles off 19mm poly, and it was adjusted as far as that layout allows. Where micro sprays were missing and no water was needed, such as the pool area that once held pots, the outlets were plugged. A 19mm line can only carry so much water, so that many nozzles on one run will struggle for pressure.
