Your local Como reticulation team
Como keeps us busy at both ends of the retic spectrum: older systems that have been added to for decades — shared bores, mystery wiring, mainlines running up retaining walls — and clean new installs for renovated homes and courtyard gardens. The free-draining Spearwood sand means coverage and pressure have to be right, or the lawn shows it within a week. 120 of those jobs have come in the last two years alone. We're about 12 km from our Jandakot base, so Como sits inside our daily runs. Repairs are booked, not quoted over the phone; new systems are designed and quoted after a paid site assessment that's credited to the install if you go ahead.
About 12,423 people call Como home. Verge and streetscape watering rules sit with the City of South Perth — worth checking before verge retic work, and we can advise on what your council allows. Classic Spearwood profile: free-draining sand, limestone beneath. Lawns respond to frequent light watering, and sprinkler layouts need decent pressure to cover evenly. Groundwater under this part of the coastal plain is generally accessible, so a garden bore (new or revived) is a practical way to water without paying scheme rates. Water Corporation's roster and winter sprinkler ban still apply to bores. About 718mm a year (Perth Metro), with ~79% arriving May-September — a smart controller with seasonal adjust handles the swing, and winter watering is largely unnecessary even before the ban. We're about 12 km from our Jandakot base, well inside the daily service runs.
We’re Waterwise-endorsed and Irrigation Australia members, every job is backed by a full warranty, and we’re Perth’s most-reviewed retic specialist (rated 4.7 from 230 Google reviews).

What does Como’s soil and water mean for your retic?
Soil — Spearwood sands. Quick-draining yellow sand where moisture rarely lingers; frequent short cycles and periodic coverage checks keep growth even across the limestone country.
Groundwater & bores. The superficial aquifer here typically supports domestic garden bores — a big running-cost saving over scheme water for lawns. Note bore users now share the standard 2-days-per-week roster and the 1 June - 31 August switch-off.
Rainfall — about 718mm a year. Annual rain near 718mm and strongly seasonal (~79% May-Sep at Perth Metro); the practical schedule is full summer duty, tapering shoulder seasons, sprinklers off 1 June - 31 August.

Customer stories from Como
The dead system with a surprise under the front lawn
The call was straightforward enough: get a long-dead system running again. The hard-wired controller had failed, and the dog had chewed through the dropout cable for good measure. Walking the yard told the rest of the story — the mainline that once ran up the retaining wall to the front verge had been snapped off at the base, wires left dangling, with five solenoids serving four stations and most of them needing attention.
We pretty much rebuilt the mainline, added a solenoid so the front garden got its own station, and ran new poly with micro sprays to the garden beds. Then the real time-sink surfaced: a massive leak under the front lawn where earlier verge works had removed a section of pipework and kinked what remained about a metre down into the ground. We dug it out and repaired it, and an electrician fitted the new controller. From completely dead to fully rebuilt, one job.

Three leaks and a solenoid that wouldn't shut
A property managed by a local real-estate agency came to us with three reported leaks and a valve box that kept filling with water. The solenoid was stuck open — water still bleeding through the pipe with the system off. We isolated the retic, let the box drain, brought the water back on and traced the leak to a crack in a poly tee.
Leaks repaired, solenoid swapped — and while testing we found the controller itself had failed too: it couldn't be started manually or reprogrammed. We replaced it with a Hunter unit and ran the full system. The third reported leak, at a tap timer, never showed itself under pressure — our tech noted it had most likely already been repaired, and said so rather than charging to fix a leak that wasn't there.

Getting water up the wall and out to the verge
Plenty of Como verges sit above the footpath behind retaining walls, and this one's old 19mm poly was clipped along the wall face and past its best. Our plumber connected at the tap with a new isolation and check valve, we fitted a master valve and solenoid valves beside it, then ran 20mm PVC up the retaining walls and under the footpath to reach the verge.
On the verge itself: Hunter gear drives on 20mm PVC, with concrete surrounds along the kerb line so the sprinklers survive mowers and car tyres. We came back after the concrete went in to run and test every station. The wall-mounted poly is gone, and the verge finally gets watered from proper below-ground pipework.

What Como customers say
“We are very happy with the work that Perth Retiulation Experts have completed at our residence. Especially young Locky, who replaced the paving bricks and did an excellent job; I cannot even see where the bricks were removed and replaced. Well-done!”
