Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Clay-loam soil rewards patient watering — several short soak cycles per station beat one long run, and drippers suit beds better than sprays.
Groundwater & bores. Bore prospects here depend on local clay layers and depth to the water table — some streets drill well, others don't, so a site assessment beats guesswork. If a bore isn't practical, a smart controller and rain sensor cut scheme-water use instead.
Rainfall — about 750mm a year. Annual rain near 750mm and strongly seasonal (~77% May-Sep at Medina Research Centre); the practical schedule is full summer duty, tapering shoulder seasons, sprinklers off 1 June - 31 August.

Testing a Byford system with a multimeter
A Byford site had a damaged 25mm PVC pipe feeding the master valve (the main valve that shuts the whole system off), which our technician located and repaired — a failure at that point takes out everything downstream, because it sits before the valve controlling the whole system. Testing was done with a multimeter rather than by observation alone.
That distinction matters: watching whether a station comes on tells you the outcome, while measuring resistance at the controller tells you whether the circuit to each valve is intact, which is what separates a wiring fault from a valve fault before anything is dug up. Station 1 tested operational and several sprinklers were adjusted for coverage.
Solenoid (the electrically-operated valve that feeds one station) and gate valves were located and uncovered, three further leaks in the PVC pipework repaired, a valve box cover replaced and two sprinklers renewed.
