Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Leached grey sand with almost no clay or nutrient holding; it turns non-wetting in summer, so soil wetters and a well-programmed controller earn their keep here.
Groundwater & bores. Sandy soils over shallow groundwater make this classic garden-bore territory; running retic from a bore takes garden watering off the scheme-water bill. Bores follow the same 2-day roster and winter switch-off as scheme users.
Rainfall — about 672mm a year. Averages about 672mm a year at the Pearce Raaf gauge with roughly 77% falling May-September — so the controller should step down through autumn and observe the 1 June - 31 August sprinkler switch-off.

Twelve start times on one Mariginiup controller
A Mariginiup controller was carrying twelve start times. Our technician removed eleven of them, leaving one.
That is the single most common programming fault we see, and it is worth understanding what it does: each start time runs the entire program, every station in sequence. Twelve start times means the whole system waters twelve times, which on a hot day is both a very large water bill and genuinely bad for the garden, since constantly wet soil starves roots of air and encourages shallow growth.
Station 1 and 2 run times were also cleared, and a looped connection between them, disconnected at station 3, was reconnected properly. Multiple broken gear drives (a rotating sprinkler for larger areas) and sprinklers were identified across the property and reported for the additional work required.
