A Pinjar property has its pump roughly half a kilometre from the reticulation controller, and no pump relay installed at the pump location. A controller's 24-volt station output can never switch a 240-volt pump directly, at any distance — that is what a pump start relay is for. Over half a kilometre it matters twice over, because the 24-volt run out to the relay has to be sized for the voltage drop as well. The pump had been replaced and its electrical connections changed by others shortly beforehand, which is the likely point at which the relay went missing. On the reticulation side, four 50mm solenoid valves (the electrically-operated valve that feeds one station) need attention, two not closing and two not opening, with the latter still to be located, and various gear drives (a rotating sprinkler for larger areas) need replacing across the tested stations.
Verge planting and reticulation rules sit with the City of Wanneroo, while watering days come from the Water Corporation sprinkler roster, not the council — worth checking both before any verge retic work. Our depot in Jandakot puts Pinjar about 49 km away, comfortably inside our everyday coverage.

Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. This grey sand belt is notorious for dry patch — hydrophobic by mid-summer. Split cycles inside one watering window, wetting agents and even sprinkler coverage are the local formula.
Groundwater & bores. This is favourable ground for garden bores — sand all the way to the water table in most streets. Bore-fed retic avoids scheme water charges, though the same 2-day roster and winter switch-off govern when it can run.
Rainfall — about 672mm a year. Annual rain near 672mm and strongly seasonal (~77% May-Sep at Pearce Raaf); the practical schedule is full summer duty, tapering shoulder seasons, sprinklers off 1 June - 31 August.

Local reticulation questions
Yes, but get the City's approval first. Pinjar is in the City of Wanneroo. Irrigation pipes and connections shall be laid beneath the nature strip between 150mm and 300mm deep.
Generally yes — Pinjar sits over accessible groundwater, which is why garden bores are common here. That said, two neighbouring blocks can differ on yield and iron content, so it's an assessment rather than a given. Bores, pumps and bore-fed retic are all work we do.
Pinjar sits on Bassendean sands. That is Perth's least water-retentive sand, and the one most likely to repel water once dry. Your technician confirms the profile on site before programming anything — Pinjar blocks vary street to street.
Water Corporation sets Pinjar's sprinkler days: check yours with your street number and postcode. In Perth and Mandurah that's two days a week, once before 9am or after 6pm, bores included; elsewhere the roster can differ. The winter switch-off runs from 1 June to 31 August. After it, the Bureau of Meteorology's RAAF Pearce station averages about 67 mm of rain in September and 37 mm in October, a little drier than central Perth's 80 mm.
