Sand over limestone: what it means for your retic
Soil — Spearwood sands. Sand over limestone drains rapidly and can turn water-repellent in summer — a wetting agent, plus splitting the run into two shorter cycles inside the same watering window (both before 9am, or both after 6pm), is the standard fix in this belt.
Groundwater & bores. Shallow sandy geology means bores in this area usually deliver reliable garden water; pairing one with well-tuned reticulation keeps large lawns affordable. The 2-day roster and winter ban apply to bore watering too.
Rainfall — about 718mm a year. Averages about 718mm a year at the Perth Metro gauge with roughly 79% falling May-September — so the controller should step down through autumn and observe the 1 June - 31 August sprinkler switch-off.

Running new wire across a Wanneroo property
A Wanneroo property had almost all of its solenoid wiring dead — every station bar one. Our technician located the bore pump and all seven solenoids using electronic tracking and manual potholing, then ran a new five-core wire in conduit from station 4 at the edge of the driveway through to valves 6 and 7 at the far end of the property.
The wiring from the controller to the drop-out (where the controller's wiring goes underground) was also replaced and housed in a spotter box (a lidded box at ground level so it can be found again). Running new wire in conduit, rather than repairing the old, is the right call where wiring has failed comprehensively: repairs on degraded multicore tend to hold until the next break, and on a property this size each break is another locating exercise.
The solenoids were replaced and every blocked and broken sprinkler dealt with.
Six start times on one Wanneroo controller
When our technician checked the controller at this Wanneroo home in April 2025, it held six start times and several run times spread across different programs. Settings like that often build up as different people adjust a controller over the years, and they can mean a system waters far more often than anyone intends, or outside its rostered days.
On the ground, the system's three stations were tested, three blocked nozzles on the front lawn were replaced, and two leaks in the drip line in the front garden were fixed.

Yes, but get the City's approval first. Wanneroo is in the City of Wanneroo. Irrigation pipes and connections shall be laid beneath the nature strip between 150mm and 300mm deep. The sprinkler roster is a Water Corporation matter, so it doesn't change at the council boundary.
