Hills gravel: slopes, runoff and uneven sprinkler pressure
Soil — Darling Scarp gravels. Steep gravelly profiles mean sprinklers at the top and bottom of a run see different pressure — regulated heads and staged cycles even things out.
Groundwater & bores. Garden bores seldom stack up in this rocky terrain. Instead, pressure-managed design, drip conversion for beds and a smart controller keep scheme-water use low on hills blocks.
Rainfall — about 775mm a year. Annual rain near 775mm and strongly seasonal (~79% May-Sep at Gosnells City); the practical schedule is full summer duty, tapering shoulder seasons, sprinklers off 1 June - 31 August.

Flow testing a Bedfordale system
A Bedfordale system was flow tested as part of the diagnosis, which is not something every retic visit includes and should be more common. Measuring static pressure and then the flow available at working pressure tells you what the system actually has to work with, and therefore how many heads a station can support.
Without that number, decisions about adding or changing sprinklers are guesswork. Four valves were replaced — two located electronically and two already visible — all either stuck or non-functioning, along with a leaking master valve (the main valve that shuts the whole system off) downstream of the pressure pump.
Five blocked micro emitters were replaced across the stations, and a break in the 32mm line running under artificial grass repaired with a tapping band and cap, which avoided lifting the turf.

Local reticulation questions
Yes, but your landscape plan needs approving first. Bedfordale is in the City of Armadale. Synthetic lawns are not permitted in the City of Armadale, as the process of laying them creates an impervious layer.
Groundwater access around Bedfordale is limited, so bores are less common here and often not the right answer. A properly zoned system with matched sprinklers and a modern controller gets excellent results on scheme water instead.
Bedfordale sits on Darling Scarp gravels. On a slope that soil sheds water sideways before it soaks, and there are clay pockets underneath. The most common thing we get booked for in Bedfordale is solenoid & valve repairs, so that's where the technician starts. We aim for around 10mm on each of your two watering days, and decide on site whether that wants one run or two cycles inside the same window.
Water Corporation sets Bedfordale's sprinkler days: check yours with your street number and postcode. In Perth and Mandurah that's two days a week, once before 9am or after 6pm, bores included; elsewhere the roster can differ. The winter switch-off runs from 1 June to 31 August. After it, the Bureau of Meteorology's Gosnells station averages about 78 mm of rain in September and 43 mm in October, close to central Perth's 80 mm.
