Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Leached grey sand with almost no clay or nutrient holding; it turns non-wetting in summer, so soil wetters and a well-programmed controller earn their keep here.
Groundwater & bores. Sandy soils over shallow groundwater make this classic garden-bore territory; running retic from a bore takes garden watering off the scheme-water bill. Bores follow the same 2-day roster and winter switch-off as scheme users.
Rainfall — about 672mm a year. About 672mm a year (Pearce Raaf), with ~77% arriving May-September — a smart controller with seasonal adjust handles the swing, and winter watering is largely unnecessary even before the ban.

Swapping head types on a system in The Vines
A property in The Vines had four pop-ups that kept sticking, and rather than replace them like for like our technician fitted gear drive (a rotating sprinkler for larger areas) sprinklers instead. Changing head type is the right response to a head that repeatedly fails in a particular position: a sticking pop-up is usually a symptom of grit in the mechanism, or of a head that does not suit the pressure and the area it is working in, and replacing it with the same model reproduces the fault. A pop-up at the front that had snapped clean off at the base was replaced and housed in a concrete surround to protect it from traffic. A sticking valve at the rear was replaced and rehoused, three broken nozzles renewed, and every sprinkler adjusted to keep spray off the walkways and driveway while covering the planted areas.

Local reticulation questions
Yes, no council permission needed. The Vines is in the City of Swan. Dial 1100 for Dial before You Dig or go online prior to any works commencing on site.
Generally yes — The Vines sits over accessible groundwater, which is why garden bores are common here. Iron staining and yield are the two things worth establishing before you drill, and both are local to your block. We handle bores, pumps and the reticulation they feed.
The Vines sits on Bassendean sands. That is Perth's least water-retentive sand, and the one most likely to repel water once dry. The most common thing we get booked for in The Vines is bore & pump work, so that's where the technician starts. We aim for around 10mm on each of your two watering days, and decide on site whether that wants one run or two cycles inside the same window.
Water Corporation sets The Vines's sprinkler days: check yours with your street number and postcode. In Perth and Mandurah that's two days a week, once before 9am or after 6pm, bores included; elsewhere the roster can differ. The winter switch-off runs from 1 June to 31 August. After it, the Bureau of Meteorology's RAAF Pearce station averages about 67 mm of rain in September and 37 mm in October, a little drier than central Perth's 80 mm.
Repairs aren't quoted: you book one, and the technician diagnoses and fixes it on site, most faults in the same visit. If parts need ordering, we tell you the cost first. If you know where your valve boxes are, say so when you book: on an older system, finding buried valves can take longer than replacing them.
