Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Bassendean sands hold the least moisture of any Perth soil; gardens rely almost entirely on well-tuned reticulation, making head spacing and run times critical.
Groundwater & bores. The superficial aquifer here typically supports domestic garden bores — a big running-cost saving over scheme water for lawns. Note bore users now share the standard 2-days-per-week roster and the 1 June - 31 August switch-off.

A common-wire break at an Aveley manifold
An Aveley system was not coming on at all, with a faulty master solenoid (the electrically-operated valve that feeds one station) or a wiring problem suspected. It was the wiring — specifically a break in the common wire (the shared return wire every valve uses), found at the valve manifold.
The location is worth noting. The manifold is where every valve's wiring converges, so it is both the most likely place for a common wire to be damaged and the most efficient place to check first: one excavation gives access to all the connections rather than tracing a run across the property.
Our technician repaired the wiring, then worked through the rest, repairing and replacing nozzles and pop-ups and fixing leaks, including on the verge station where broken pipes and sprinklers had been reported. Starting the search at the manifold turns a whole-property wire trace into a single hole.
No leak, but restricted flow, in Aveley
This Aveley system is a simple one: a hardwired controller beside the switchboard running two stations on mains water. In May 2025 it had a clear restriction in flow somewhere, but no obvious sign of a leak to explain it.
With nothing visible to chase, our technician replaced the master valve and the station valve to rule them out as the cause. Two pop-ups that were leaking were also replaced. A valve that no longer opens fully can choke the flow to everything behind it without a drop showing above ground, which makes the valves a sensible place to start when water is getting through but not enough of it.
