Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Grey Bassendean sand is Perth's most water-repellent soil — water beads and runs off dry patches. Wetting agents plus short, frequent cycles are close to mandatory for an even lawn.

Sleeving under exposed aggregate in Henley Brook
A Henley Brook installation had to get water from the plumber's cut-in at the front of the property through to the back — past an exposed aggregate surface. The answer was a sleeve, installed near the pillar and running through into the lawn.
A sleeve is simply a larger conduit that the irrigation pipe passes through, and putting one in before a hard surface goes down is worth far more than it costs: a future pipe repair or replacement under that surface never requires breaking it up. The mainline and master valve (the main valve that shuts the whole system off) run from the front cut-in through to the rear, with solenoid valves (the electrically-operated valve that feeds one station) positioned in the lawn area and cable run back to the existing controller.
Gel-filled connectors were used on the wiring joins, which keep moisture out of the connection — the usual cause of buried wiring failure.
Mainline break beside a tee in Henley Brook
The reticulation at this Henley Brook property had been reported as not working, with several sprinklers damaged, when our technician investigated in November 2024. Under valve 3 was a mainline break: a hole in the 50mm red-line rural pipe, right next to a tee fitting.
It wasn't the only fault. The station 6 valve wasn't opening and was flagged for replacement with a new 40mm valve, and a number of gear drive sprinklers were flagged for replacement. The broken pipework, and the gear drives that could be fixed on the day, were repaired on the visit. A mainline break matters more than most, because that pipe is often under pressure even when no station is running, so the water keeps escaping between cycles.
