Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Bassendean sands hold the least moisture of any Perth soil; gardens rely almost entirely on well-tuned reticulation, making head spacing and run times critical.
Groundwater & bores. This suburb sits on Perth's sandy coastal plain over the superficial aquifer, where garden bores are common and generally productive. Bore water isn't metered like scheme supply, so a serviced bore slashes the cost of keeping gardens green — the standard 2-day roster and June-August sprinkler switch-off still apply.

An East Cannington property was assessed rather than repaired, and the report is worth reproducing in substance because it separates three different problems. First, the controller's dial is broken, so its settings cannot be changed at all — the unit needs replacing, ideally with a power outlet installed close by so it can be positioned sensibly rather than wherever the existing cable reaches.
Second, the master valve (the main valve that shuts the whole system off) is stuck open, which means the mainline is permanently pressurised and any downstream fault leaks continuously. Third, multiple pop-ups and nozzles in the front lawn need replacing.
