Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. The grey sands here drain instantly and fight re-wetting in summer, so splitting one watering into two cycles inside the same window — with a wetter twice a year — is what works.
Groundwater & bores. Good bore country: the superficial aquifer is within practical drilling reach under these sands. Watering from a bore costs pumping power rather than scheme rates — with the same 2-day roster and winter ban as everyone else.
Rainfall — about 755mm a year. Local average is ~755mm a year, about 79% of it in the May-September wet season (Perth Airport M.O.) — reprogram seasonally and switch sprinklers off for the mandatory June-August ban.

Sprinklers dribbling on a Dayton system
A Dayton property had sprinklers that would not pop up — they dribbled rather than sprayed. Our technician flushed and cleaned the solenoid valve (the electrically-operated valve that feeds one station) first, which is the right place to start, since a valve not opening fully starves the station.
It made no difference: the heads still dribbled. That result is informative.
When the valve is clean and open and the heads still cannot rise, the station is being asked to supply more flow than the available pressure can deliver. The fix was to reduce demand rather than chase the valve further, so our recommendation, which the owner accepted, was to change the nozzles to low-flow MP rotators.
Lower flow per head means the same pressure goes further, and the heads have enough left to lift and seal properly.

Local reticulation questions
Yes, no council permission needed. Dayton is in the City of Swan. Dial 1100 for Dial before You Dig or go online prior to any works commencing on site. Watering days are a separate matter — those come from Water Corporation, not the council.
Generally yes — Dayton sits over accessible groundwater, which is why garden bores are common here. Iron staining and yield are the two things worth establishing before you drill, and both are local to your block. We handle bores, pumps and the reticulation they feed.
