Groundwater access around The Lakes is limited, so bores are less common here and often not the right answer. A properly zoned system with matched sprinklers and a modern controller gets excellent results on scheme water instead.
The Lakes sits on Darling Scarp gravels. On a slope that soil sheds water sideways before it soaks, and there are clay pockets underneath. Your technician confirms the profile on site before programming anything — The Lakes blocks vary street to street.
Water Corporation sets The Lakes's sprinkler days: check yours with your street number and postcode. In Perth and Mandurah that's two days a week, once before 9am or after 6pm, bores included; elsewhere the roster can differ. The winter switch-off runs from 1 June to 31 August. After it, the Bureau of Meteorology's Bickley station averages about 122 mm of rain in September and 67 mm in October, well above central Perth's 80 mm, so gardens here stay wetter into spring.
