Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Fertile but heavy ground: winter waterlogging and summer surface sealing both happen here. Cycle-and-soak scheduling plus sensible zoning handles both.
Groundwater & bores. Drilling results vary locally, so weigh a bore assessment against efficiency upgrades first — often a controller, rain sensor and nozzle refresh reclaim most of the watering cost on scheme supply.
Rainfall — about 750mm a year. Expect ~750mm annually per the Medina Research Centre gauge, heavily winter-weighted (~77% May-Sep): summer is effectively rain-free, so summer run times carry the garden.

Local reticulation questions
Yes, but the trenching needs written approval. Serpentine is in the Shire of Serpentine-Jarrahdale. Drip lines, sprinklers and reticulation may be installed on a verge providing any sprinklers or pipes installed comply with the Policy conditions.
