Domestic bores perform well across this sand-plain suburb, and an older bore is often worth servicing rather than abandoning. Bore watering follows the standard 2-day roster and the June-August sprinkler switch-off. Expect ~865mm annually per the Halls Head gauge, heavily winter-weighted (~80% May-Sep): summer is effectively rain-free, so summer run times carry the garden. What does Lakelands’s soil and water mean for your retic?
Soil — Spearwood sands. Well-drained yellow sands over Tamala limestone: water moves through fast, so a properly scheduled controller and soil wetters do the heavy lifting.
Groundwater & bores. Good bore country: the superficial aquifer is within practical drilling reach under these sands. Watering from a bore costs pumping power rather than scheme rates — with the same 2-day roster and winter ban as everyone else.
Rainfall — about 865mm a year. About 865mm a year (Halls Head), with ~80% arriving May-September — a smart controller with seasonal adjust handles the swing, and winter watering is largely unnecessary even before the ban.

The new builds with limestone underneath
A good share of our Lakelands work is landscape packages for a Perth home builder — retic, turf and planting delivered on brand-new blocks. Lakelands makes the crews earn it: limestone rock has to come out before a turf area can even be levelled, hard digging through caprock is routine, and when a driveway sleeve turns out to be missing, the paving comes up and goes back down properly.
The retic under those packages is built to a consistent spec: master valve and mainline in first, pop-up sprinklers set just inside the turf lines, drippers on every tree, and staggered start times programmed so new turf gets several short drinks a day while it establishes. Every system is flow-tested and designed on site. New estate — but nothing about the install is cookie-cutter.

Lowering valves to council spec in a public reserve
Estate handover work has its own rulebook. In one Lakelands public open space, four solenoid valves sat too high to pass City of Mandurah spec — so all four were located and hand-dug, the mainline drained down and the water cleared, and each valve rebuilt back onto the main at the correct height, with the lateral pipework modified to suit and the valve boxes reset flush at the required level.
Every station was then run and tested, and the reserve left clean with the waste carted off. Not glamorous — just the compliance work that gets a new estate over the line.

The brand-new lawn that was "dying"
A few weeks after one package went in, the report came through: lawn dying, check the retic. On site, both tap timers told the story — one had its watering days deleted, the other had its run time removed and was sitting in the off position. Someone had had a go at reprogramming them and hadn't quite got there.
We reprogrammed both timers, ran the system and checked the sprinkler coverage head by head: no fault anywhere. It was the same site where the original install had meant lifting paving to get pipework through and supplying a second tap timer because the main dwelling had no retic cut-in — new builds throw curveballs, and the difference is whether they get handled.
